We get these calls every spring. A homeowner had a system installed, paid a fair price, and assumed it was done right. A season or two later, something is clearly wrong: plants are dying, the lawn has dry patches no one can explain, water is pooling near the foundation, or expensive shrubs that should be thriving are barely hanging on. They call us, we come out, and within a few minutes of walking the property, the picture becomes clear.
After nearly 50 years of designing, installing, and managing irrigation systems across Nassau and Suffolk County, we've seen most of what can go wrong when a system isn't engineered correctly for a specific property. This post isn't about pointing fingers. It's about helping homeowners understand what to look for, what the consequences can be, and what the path forward usually looks like.

Consider a property with 40 or 50 arborvitae or Green Giants installed along a fence line. At three to four hundred dollars each, that's a significant investment in privacy screening alone. If the irrigation serving those plants is improperly zoned, misdirected, or running on a schedule that doesn't match what those plants actually need, half of them can be lost within a season or two. The landscaper is frustrated. The homeowner is out thousands of dollars in plant material. And the irrigation system, which was supposed to protect that investment, was the cause.
We see versions of this regularly. And yes, the problems can usually be fixed. But fixing them costs more than installing correctly the first time, and the plant material that was lost doesn't come back overnight.
The Most Common Problems We Find on Long Island Properties
The System Wasn't Designed for the Property, It Was Designed for a Quarter Acre
A properly engineered irrigation system accounts for the specific layout of a property: where the structures sit, how the land slopes, what's planted where, how far each zone runs from the water source, and what soil conditions exist beneath the surface. On Long Island, where North Shore properties often sit on sandy topsoil over clay and South Shore properties drain fast through sandy soil, these variables matter enormously.
What we frequently find instead is a system designed around a generic template. Every zone runs the same duration. Heads are spaced evenly without accounting for slope or sun exposure. The schedule was set at installation and never adjusted. The person who installed it knew how to put a system in the ground. They didn't necessarily know how to design one for this specific property.
Heads Are Aimed at the Wrong Things
This is one of the most common and consequential problems we find. Sprinkler heads aimed at a foundation, a fence, or a structure rather than at plant material cause damage slowly and invisibly. Wood rots. Paint peels. Moisture accumulates behind siding. By the time a homeowner notices the problem, the damage has often been building for years.
We also regularly find heads that are spraying driveways, walkways, or hardscape rather than planting beds, heads buried under mulch that has built up over several seasons, and heads that have shifted due to ground movement and are now covering entirely the wrong area. None of this shows up on a controller display. It only becomes visible when someone walks the property while the system is running.
Spray and Rotor Heads Are Mixed in the Same Zone
Spray heads and rotor heads apply water at very different rates. Spray heads apply water quickly, rotors slowly and over a wider area. When they're mixed in the same zone, running on the same schedule, one type is always either over or underwatering. It's a fundamental design error that's surprisingly common in systems installed by less experienced companies, and it results in the uneven coverage that homeowners often attribute to the wrong cause entirely.
Zones Don't Account for What's Actually Growing There

- Walk the property zone by zone and watch where the water actually lands. Are heads covering the right areas? Is anything hitting the house, the driveway, or hardscape?

- Check whether pooling occurs near the foundation or along bed edges during or after a cycle. Surface pooling usually means water is being applied faster than the soil can absorb it, which is often a head type or zone design problem.

The good news is that most problems with an existing system don't require starting over. A full redesign and reinstallation is sometimes necessary, but more often the issues are correctable through a combination of head repositioning, zone reconfiguration, schedule recalibration, and in some cases adding zones to separate plant types that shouldn't be sharing a schedule.
The first step is always a proper assessment. We walk the property, run each zone, evaluate coverage, check hydraulic balance, look at what's planted where, and understand what the system was designed to do versus what it's actually doing.
