Why Are My Plants Struggling Even Though My Sprinklers Are Running?

Your irrigation system has been running since April. We've had rain. You've done everything right, so why do your shrubs look limp? Why are there yellow leaves on plantings that were perfectly healthy last fall? Why does part of your lawn look brown when the sprinklers clearly hit it every other day?


This is one of the most common calls we get at Professional Irrigation in late May and June, and the answer is almost never what homeowners expect.


Overwatering and Underwatering Produce the Same Symptoms

Overwatering and underwatering look identical from the outside. Both cause wilting, yellowing leaves, and brown patches. The symptoms are nearly the same, but the causes are opposite, and treating one when you have the other makes things significantly worse.


The only way to know which you're dealing with is to understand what's happening below the surface: at the root zone, in the soil, and across your specific property. That's where most set-it-and-forget-it schedules, and even smart controllers, fall short.


The key diagnostic question isn't "Is my system running?" It's "Is water reaching the roots in the right amount?" A system can run on schedule and still fail to deliver water to roots because of mulch depth, soil composition, spray direction, slope, or a schedule that hasn't been adjusted for what the plants actually need at this point in the season.



What Overwatered Plants Look Like Right Now


After a spring with above-average rainfall across Nassau and Suffolk County, overwatering is the more common culprit right now, even on properties where the irrigation schedule hasn't been adjusted since April startup. Here's what to look for:


- Yellowing leaves that feel soft, not crispy, especially on newer growth

- Plants that look wilted in the morning, even when the soil feels wet

- Mushiness at the base of shrubs or along bed edges

- Grass that stays spongy underfoot, or areas where moss or algae is creeping in

- Green leaves dropping from trees or large shrubs unexpectedly

- A slight sour smell near garden beds, which is a sign of waterlogged soil



What's happening underground: roots need both water and oxygen to function. When soil stays saturated from rain, from irrigation, or from both running together, the oxygen gets displaced. Roots begin to suffocate. The plant looks stressed not because it's thirsty, but because it's drowning.


What Underwatered Plants Look Like, and Why It's Easy to Miss


Underwatering is trickier to spot this time of year because homeowners assume a running system means adequate water. But a system can run on schedule and still deliver almost nothing to the root zone, particularly when:


- Mulch has built up to three or four inches and is absorbing the spray before it reaches soil

- Sprinkler heads are misdirected and hitting hardscape, fencing, or the wrong bed

- A zone is covering plants with very different water needs at very different root depths

- Sandy soil, which is common on the South Shore and parts of Nassau County, drains so quickly that short run cycles are gone before they're useful


Signs of underwatering:


- Leaves that are crispy or curling at the edges, especially in sun-exposed areas

- Wilting that worsens through the afternoon and improves slightly overnight

- Soil that feels dry two to three inches down even after the system ran

- Browning that starts at the tips of leaves rather than uniformly across the blade


A note on mulch, and why it matters more than most people realize: when mulch is piled high, especially when it gets refreshed every spring on top of last year's layer, it can absorb a significant portion of irrigation water before a single drop reaches the soil. The sprinkler ran. The mulch got wet. The roots got nothing. And the plant shows stress that looks exactly like underwatering, even if the system is perfectly calibrated. Why Long Island Soil Makes This Harder to Diagnose Than Most Places


Long Island properties are especially prone to this problem because of how the soil is structured. It's not one landscape. It's dozens of microclimates within a few miles of each other, and the soil tells a different story from property to property.


On the North Shore, in towns like Oyster Bay, Huntington, Locust Valley, and Manhasset, properties often sit on sandy topsoil over a dense clay layer just a foot or two down. That clay doesn't drain the way the surface suggests. Water pools at the clay boundary, creating conditions where the surface looks dry but the root zone is saturated. This is a classic setup for overwatering damage that's invisible until it's significant.


On the South Shore, sandier soils drain fast, often too fast for standard irrigation schedules that weren't designed with drainage rate in mind. Short run cycles that would be adequate elsewhere are gone before plants can absorb them.

Should You Adjust Your Irrigation After Rainfall on Long Island?


Yes, but the adjustment isn't the same for every zone or every property. A brief shower on Long Island often wets the surface but never reaches the root zone. A slow, steady rain over several hours is a different story. The question isn't whether it rained. It's whether meaningful water reached root depth on your specific property, given your soil composition, mulch depth, and current plant needs.


Rain sensors and smart controllers can register rainfall and pause a cycle, but they can't interpret how your landscape actually absorbed it. We look at actual rainfall totals alongside how specific plantings are responding, not just whether precipitation occurred, before recommending any schedule change.


What to Do If You're Seeing Stress Right Now


June is the right time to catch this, and here's why it matters. The heat of mid-summer will compound whatever stress already exists, and plants that are struggling now are significantly more vulnerable once temperatures climb consistently into the 80s and 90s.


A few things you can check yourself:


- Dig three to four inches into the soil near a struggling plant. Is it bone dry? Waterlogged? Somewhere in between? The answer tells you more than looking at the surface ever will.

- Pull back the mulch at the base of a stressed shrub and look at the soil directly underneath. If it's consistently wet, you may have a drainage or overwatering issue.

- Walk your property while the system is running and watch where the water actually goes. Misdirected heads, pooling near beds, and areas the system skips are all visible in real time.
